Overview: This was a challenging multi-faceted project comprised of several different types of roofing and waterproofing membranes on new and existing roof areas.
Installation: The building addition roofs were comprised of a metal deck, 6 inches of poly-isocyanurate insulation, R-value of 36, 21,000 sq. ft. of 2” standing seam metal roofing (SSMR) with a modified bituminous underlayment. Other integral components included soffits, fascia, coping, trim, collector heads, gutters, downspouts and snow guards. DKG fabricated all of the SSMR on site with one of our specialized roll formers. On-site fabrication allows monolithic panel lengths up to 160 lineal feet that eliminate vertical laps and the potential for future leakage at these joints.
The new construction also included a 6,100 sq. ft. roof area protected by a 60 mil. EPDM membrane over 6” of poly-isocyanurate insulation. The same material manufacturer provided the EPDM products as well as the metal roofing and insulation. All of the completed roofs were covered by a 20 Year No Dollar Limit Labor and Material Warranty as well as a 20 Year Metal Finish Warranty by the same manufacturer.
Additionally, the project entailed mechanical renovations on an existing warranted TPO roofing system. One of the prerequisites for bid qualification was certified installer status with the existing roofing material manufacturer of record to ensure warranty continuance and continuity. DKG satisfied this requirement as we are certified by many quality manufacturers.
Lastly, DKG installed an architectural paver assembly over a 1,500 sq. ft. second floor concrete deck to permit daily pedestrian traffic over the roof. The roof assembly consisted of a monolithic hot rubberized membrane mopped directly over the primed concrete deck, a protection board, a porous drainage mat, extruded polystyrene insulation, surface leveling pedestals and architectural pavers
